The Four Outcomes of Transit and Land-use: A Critical Analysis
Abstract
This paper discusses the relationships between public transportation and land-use in the metro network of Toronto in the past 50 years. Specific objectives are; (1) to represent the progression of the Toronto metro since the 1950’s; (2) to represent the changes in land-use and population characteristics in Toronto since the 1950’s; (3) to recommend a model that explains the changing trends; and (4) to demonstrate this model through concrete cases. The findings conclude that the Toronto metro network has a considerable influence on physical infrastructure in the region under review. In particular, the evidence suggests that both rental and leasing costs, and demand for offices are comparatively higher in areas in close proximity to the metro stations. The authors relied on statistical evidence to establish patterns in the growth of public transportation and land use. Specific data on historical trends and characteristics of The Toronto metro system delineated by opening date, population of Toronto, and Land-use patterns over the years reveal a positive correlation between the two variables.
Strengths
Overally, the paper is well written and satisfactorily structured with appropriate headings suitable for analysis of patterns in land use trends and demographics in a Metro region. The paper relies on statistical evidence to imply an increase in the cost of housing, office rentals and leases, along the metro transport corridor, resulting from the population over the years.
